FAQs

Honest answers to common questions

What kinds of property situations do you work with?

Homeowners contact us about missed mortgage payments, inherited or probate properties, overdue property taxes, homes needing major repairs, unwanted rentals, and life changes like relocation or divorce. Every situation is different, and a direct sale won't be the right fit for everyone.

Are you buying my house or listing it for sale?

BridgeKey Home Solutions is a direct homebuyer. If we make an offer and you accept, we would be the buyer. We are not real estate agents and do not list homes on the market.

Can I contact you if I'm behind on mortgage payments?

Yes. We can talk about whether a potential purchase might fit your circumstances and timing. Contacting us does not pause foreclosure proceedings or any lender or court deadlines, and lender requirements may affect whether and when a sale could close. We also encourage you to contact your mortgage servicer or a HUD-approved housing counselor, who can explain alternatives that may be available to you.

Can you buy a home going through probate?

We can discuss it as a potential buyer. Any purchase would depend on the estate's authority to sell and any court or other approvals that apply. These requirements can affect whether and when a sale can close.

What if I owe property taxes or have liens?

Outstanding taxes, liens, and other title issues generally need to be addressed through the closing process before ownership can transfer. A title review would identify these items. We can't erase taxes, penalties, liens, or debt, and these issues can affect whether and when a sale can close.

What if the home needs significant repairs?

Tell us about the property's condition. We'll factor what you share, and what we learn when we see the home, into our conversation about a potential purchase.

How do you determine an offer?

We generally consider the property's location, condition, likely repair needs, and comparable homes in the area. We'll explain how we arrived at any offer in plain language so you can evaluate it.

How long could a sale take?

Timing depends on your goals and on factors like title review, any required approvals, ownership authority, and outstanding liens or deadlines. We'll talk through what may affect timing in your specific situation rather than promise a date.

Do I have to accept your offer?

No. You can ask questions, review an offer, compare it with other options, and decide not to proceed. There's no obligation to accept an offer.

A difficult property situation doesn't have to mean facing it alone.

Tell us what's happening. There's no obligation to accept an offer.
